Historic restoration leadership
Hotel Laguna
Hotel Laguna has stood at the oceanfront heart of Laguna Beach for generations. Under a 99‑year ground lease beginning in 2019, Mo and his team undertook extensive restoration work and reopened the hotel's ground‑floor public spaces, restaurants and beach‑facing amenities in 2021.
The work reflected a consistent belief: an irreplaceable property can serve as both an economic asset and part of a community's shared life. Its value depends on disciplined capital, operating expertise, respect for history and stewardship that understands local trust.

Founded, scaled and sold
4G Wireless
Founded by Mo in 2006, 4G Wireless became one of the largest Verizon Wireless premium retailers in the western United States before its sale to a national wireless retailer in 2016.
The company combined disciplined market selection, lease execution, recruiting, training, customer experience and multi‑state operating systems.

The founding enterprise
GSM Wireless
Beginning with two locations, Mo grew GSM Wireless into a network of more than 180 stores and mall locations across the western United States.
The enterprise established the operating model, real estate judgment and customer discipline that would shape his later work.

Historical portfolio and development vision
Laguna Beach Portfolio
Through 4G Ventures, the Laguna Beach Company and related entities, Mo assembled interests in hospitality, multifamily, restaurant, retail and development assets across Southern California.
In 2019, the Orange County Business Journal reported an approximately $1 billion redevelopment vision spanning boutique hospitality, housing, arts and education space, and mixed‑use development in Laguna Beach.
Associated projects included The Hive, Terra Laguna Beach, Seven‑Degrees, the Royal Hawaiian and other hospitality and gathering places.

Family cultural initiative
The Honarkar Foundation for Arts and Culture
The Foundation carries a belief the Honarkar family has held for years: art and culture are not decoration on a community. They are part of what makes a place worth living in.
Established in 2019, the Foundation opened a 4,200‑square‑foot exhibition space in Laguna Beach's historic former post office in 2023. Its programming has created a place for artists, neighbors and cultural organizations to meet.
