In 2019, the Orange County Business Journal named Mo to the OC 500 and identified him as Laguna Beach's largest private real estate owner at the time.

The builder's eye

Value often appears before consensus does.

Mo's approach begins with pattern recognition. His Bachelor of Science in Applied Physics from the University of California, Irvine trained him to understand systems. Years as a software engineer, including work with Toshiba America, taught him to solve problems precisely. Building retail organizations taught him how markets behave one location, one lease and one customer at a time.

That combination became an investment discipline: identify an overlooked need, understand the operating details, assemble the right team and create value through execution.

Mo's experience is broad, but the capability beneath it is consistent. He builds operating systems, recognizes value early and stays close to the details that determine whether an ambitious idea succeeds.

Technology and enterprise growth

After earning his degree in Applied Physics, Mo worked as a software engineer before moving toward entrepreneurship. He later founded and led two major wireless retail organizations during a period of rapid change in the American mobile market. GSM Wireless grew from two initial locations to more than 180 stores and mall locations across the western United States. In 2006, Mo founded 4G Wireless, a Verizon Wireless premium retailer that expanded to approximately 160 locations across five states and employed approximately 2,000 people before its sale to a national wireless retailer in 2016.

Real estate and capital allocation

Opening and closing an estimated 400 to 500 retail locations gave Mo a practical education in site selection, lease negotiation, market analysis and portfolio decision‑making. Through 4G Ventures, the Laguna Beach Company and related entities, he applied that experience to a diversified Southern California portfolio that included multifamily housing, hotels, restaurants, retail properties and development opportunities.

Hospitality and adaptive reuse

Mo has pursued properties where history, location and unrealized operating potential intersect. His work in Laguna Beach has included the restoration or reactivation of hospitality, restaurant, retail and gathering places, with particular attention to how a property feels and functions for the people who use it.

Complexity and resilience

Mo's career has included extraordinary growth as well as significant business and legal adversity. In May 2026, a retired judge serving as arbitrator issued a final award of approximately $1.34 billion to Mo and 4G Wireless following findings that included fraudulent inducement, breach of contract, breach of fiduciary duty and conversion by former joint‑venture counterparties. Confirmation, collection and asset‑control matters remain separate legal processes.

The result is an operator's perspective shaped not only by growth, but by the discipline required to navigate risk, protect value and keep moving through uncertainty.

Historic restoration leadership

Hotel Laguna

Hotel Laguna stands directly on the Laguna Beach sand, a building the town has gathered in for generations. Mo took a 99‑year ground lease in 2019 and began the work the property had waited decades for: structural repair, restoration of original detail and the return of the rooms the public actually uses. In 2021 the ground floor reopened, bringing back the restaurants, the terrace and the beach‑facing amenities that give the hotel its place in local life. The premise has not changed. An irreplaceable asset rewards patient capital, operating expertise and stewardship that treats a town's memory as part of the value.

Founded by Mo in 2006, 4G Wireless became one of the largest Verizon Wireless premium retailers in the western United States before its sale to a national wireless retailer.

Family cultural initiative

The Honarkar Foundation for Arts and Culture

The Foundation carries a belief the family has held for a long time: art and culture are not decoration on a community, they are part of what makes it worth living in. Established in 2019, it opened a 4,200‑square‑foot exhibition space in Laguna Beach's historic former post office in 2023, beginning with a 38‑work retrospective by longtime Laguna Beach artist Jorg Dubin. Its programming gives artists and neighbors somewhere to meet.

What endures

A life built around belonging.

Mo was born and raised in Tehran in a close‑knit family. His father trusted him with meaningful responsibility on construction projects while he was still a teenager. His mother, a seamstress, designer and teacher, gave him an enduring appreciation for craft, presentation and the intelligence of making something well.

He came to the United States in 1978, supported himself while studying and earned his degree from UC Irvine in 1983. The Iranian Revolution separated him from his family for five years. He ultimately made the United States his permanent home and helped his parents and siblings build new lives here.

That experience shaped his understanding of place. When Mo first encountered Laguna Beach as a student, its active streets, restaurants, art and public life reminded him of the Tehran he remembered. He returned for years before making Laguna his home.

Today, Mo is the father of two daughters and grandfather of five. Family remains at the center of his life and the work he hopes to leave behind. His legacy is not measured only in companies, properties or transactions. It is measured in the opportunities created, the people welcomed and the places given another chance to matter.
